Valuations & Data

PropSpectra uses a hybrid valuation model that combines public data, comparable sales, MLS records, historical trends, neighborhood analytics, and AI-driven photo condition scoring. Instead of relying solely on automated valuation models (AVMs), PropSpectra adjusts value based on property condition, estimated repairs, and comp relevance for a more accurate ARV and as-is value.

Repair estimates are generated using local labor and material cost datasets combined with AI photo analysis. These estimates provide a realistic budget range but are not a final contractor bid. Actual contractor quotes may vary depending on materials, finishes, and the final scope of work.

Yes. Users can add, remove, or modify repair items directly in the repair estimator. This allows you to tailor the scope of work and refine your investment analysis.

No. PropSpectra provides analytical insights and photo-based estimations, but it does not replace a licensed property inspection. We recommend having a professional inspection completed before making any final purchase decisions.

We store only the data required to generate accurate property reports, including photos, address information, and repair estimates. User data is encrypted in transit and at rest, and only you control who your reports are shared with. Contractor and lender partners only receive limited project details necessary to create bids or quotes — your personal information is never shared unless you choose to move forward with them.

You can download the full Property Assessment Report as a PDF and share it with your team, lenders, or investors. Additional sharing and collaboration features are coming soon.

Dashboard & Report Guide

The main landing page after login. It displays total reports, completed reports, and reports in progress. It serves as your central hub for managing all property assessments.

Click the "New Assessment" button, enter an address, and select from the dropdown. This initiates the process of generating a full property report including property data, comps, ARV, and investment metrics.

A proprietary score summarizing the property's investment potential. It provides a quick snapshot of deal strength based on deal math, investment potential, market conditions, and risk indicators.

The Deal Score factors in investment potential, market potential, risk indicators, and discount percentage to guide your decision-making on whether to pursue the deal.

ARV stands for After Repair Value — the projected market value after renovations. It's a key metric for determining profitability, calculated using comparable sales, market trends, and property condition data.

The maximum price you should pay, typically calculated at 70% of ARV minus repairs. It prevents overpaying and protects your profit margins.

Contractor Bid Process

  1. AI Generates a Preliminary Repair Estimate — PropSpectra analyzes property photos and local pricing to create an estimated repair budget.
  2. You Review and Adjust the Scope of Work — You can edit the repair list to clarify the scope before contractor review.
  3. PropSpectra Sends the Scope to Verified Contractors — Your project details (scope, photos, and address) are sent to vetted contractors for bidding. Your contact information will also be shared to verified contractors so they can contact you directly to confirm bids and schedule projects.
  4. Contractors Submit Bids — Each contractor can provide a total bid amount, itemized costs, estimated timeline, and contractor profile & rating.
  5. Compare Bids Side-by-Side — PropSpectra standardizes all bids so you can compare them easily and objectively.
  6. Select a Contractor (Optional) — Select the contractor you think is the best fit to complete the project.
  7. Project Begins — Once finalized, work can begin based on your agreed terms with the contractor.
