    Enter the address you are evaluating. Property record, valuation and comparable availability may vary by address and data-provider coverage. Follow the signup flow to create an assessment.

    • Check the returned property details against what you know.
    • Note missing, outdated or mismatched information before relying on a result.

    Review value, condition and repair context

    Read the available valuation or comparable information, condition insights and estimated repair budget as separate inputs. An estimate is a starting point, not confirmation of market value or work required.

    • Consider whether comparable properties are truly similar in location, size and condition.
    • Use an on-site inspection and contractor scope to confirm condition and cost.
  3. 03

    Adjust assumptions and test the deal

    Update ARV and deal assumptions where the report provides controls. Explore how offer calculations respond to the inputs that matter to your strategy.

    • Include costs relevant to your plan, including financing, holding and sale costs.
    • For rental or refinance planning, verify rent and lender terms independently.
GOOD PRACTICE

Keep a range, not just a point estimate.

Try conservative and optimistic assumptions. If a deal only works under one narrow set of inputs, that is useful to know before you make an offer.
