A WORKING FRAMEWORK

Bring the property facts, value assumptions and repair budget into one deal review. Identify what needs verification before negotiating an acquisition.

WHAT TO REVIEW

01

Understand the value evidence

Review the provider estimate and qualifying comparables when available. Listing prices, recorded sales and estimates are not interchangeable.

02

Start with a repair allowance

Use condition and repair estimates as planning inputs, then verify scope and costs with a qualified local contractor.

03

Separate your purchase ceiling from your fee

Compare a 70%-of-ARV maximum allowable offer with a suggested wholesale offer after subtracting an assignment fee.

A PRACTICAL PROCESS

Move from raw inputs
to a considered next step.

  1. 01

    Enter the address

Start an assessment for the property you are considering; data availability varies by property and provider.

  2. 02

    Check the evidence

Review property details, price provenance, comparables and repair assumptions rather than relying on an asking price alone.

  3. 03

    Set your offer assumptions

Adjust the deal analysis inputs and verify local costs and buyer demand before presenting an offer.

ILLUSTRATIVE EXAMPLE

An illustrative wholesale offer

A teaching example, not a verified transaction or recommended bid. The 70% rule does not capture every local cost or risk.

ASSUMPTIONS TO TEST

  • ARV assumption: $200,000
  • Repairs: $30,000
  • Assignment fee: $10,000
Illustrative result

MAO = $200,000 × 70% − $30,000 = $110,000. Suggested wholesale offer = $110,000 − $10,000 = $100,000.

Illustration only. Not an appraisal, verified transaction, lender quote or guarantee.

QUESTIONS FOR WHOLESALERS

Are all comparable prices verified sales?

No. Evidence and availability vary. Check the report labels: active and inactive listings are not completed sales, and unverified sale candidates must not be treated as confirmed transactions.

Does the assignment fee reduce MAO?

In PropSpectra, MAO is 70% of ARV minus repairs. The suggested wholesale offer subtracts the assignment fee afterward.

Is the offer a guarantee of profit?

No. Verify title, condition, local regulations, buyer demand and all costs before committing to a deal.
